For Pahang farms, the choice between Unifi Business and Maxis Fiber is not about headline speed. It’s about whether a fibre drop can reach your lot, whether your controller gets a usable static IP, and whether the ISP’s fault team can reach Raub or Cameron Highlands before your cold room crosses the danger zone.
Coverage on Pahang ground: where fibre actually stops
TM holds the widest fixed-line coverage map in Pahang. Unifi Business will quote service in Kuantan, Temerloh, Bentong, Raub, Kuala Lipis, Jerantut, Pekan, and most mukim with a working TM cabinet nearby. Maxis Business Fibre relies on its own network plus wholesale TM access, so outside Kuantan and a small number of Bentong/Temerloh grids, the Maxis street-level checker often returns “not available” for the same lot where the Unifi checker is green.
On a true farm lot, the useful number is not the advertised plan speed but the distance from the fibre termination point to the farm office. If that distance is more than 100 metres, you are in non-standard installation territory. At Cameron Highlands, fibre reaches the main roads in Tanah Rata and Brinchang but not across the vegetable valleys. A written site survey is mandatory before either provider gives you a real delivery date.
Static IP, CGNAT, and VPN for farm controllers
Both ISPs hand over service on a PPPoE login through an optical network terminal (ONT). On a home-type connection, your WAN IP can be a CGNAT address in the 100.64.0.0/10 range, which breaks port forwarding to a CCTV recorder or a SCADA gateway. Do this at the farm: log into the router, look at the WAN IP, and confirm whether it is a real public IPv4 like 113.210.x.x or a 100.64.x.x address.
Unifi Business sells a static IPv4 add-on for roughly RM50 per month, which takes you out of CGNAT and allows inbound VPN termination. Maxis Business Fibre usually includes one static IPv4 in the base business contract. That alone matters if you need a site-to-site IPsec tunnel from a FELDA Jengka farm to a packing office in Kuantan, or if you want to reach a DVR without relying on a third-party relay.
A dynamic public IP is fine for outbound MQTT pushes from weather stations and IoT controllers. Static IP only becomes critical for inbound control, WireGuard/IPsec endpoints, or SIP trunking into a farm PBX.
Plan cost and install reality in Pahang
Published pricing for early 2025: Unifi Business starts around RM99 per month for the Biz 30 Mbps plan, with the 300 Mbps tier often at RM199–RM249. Maxis Business Fibre starts around RM149 per month for 100 Mbps and climbs to roughly RM399 per month for 1 Gbps. For a 2-hectare vegetable plot, 30 Mbps is enough for a weather station, an MQTT gateway, and two IP cameras. For a 50-hectare durian or oil palm operation with multiple NVRs and a farm office, 300 Mbps removes upload contention, but 100 Mbps will also work if the network is shaped properly.
Installation realities are more important than the plan price. Standard installation is free only when the fibre termination point already exists at the building. If the farm office is 200 metres from the road boundary, you pay for external drop, pole works, or trenching. Budget RM800–RM3,000 for that. Ask for a written non-standard installation quotation before signing, and confirm who owns the buried cable if you pay for it.
Storm season, fault response, and outage survival
Pahang’s monsoon runs roughly October to January, and lightning kills ONTs and PoE security cameras more often than fibre cuts. Put a surge protector at the main switchboard and a UPS on the ONT/router. Both providers charge several hundred ringgit for a replacement ONT if lightning has fried it.
On fault response, TM has more Pahang field technicians because of its legacy copper network and current Unifi rollout. Maxis Business Fibre fault handling often routes through a KL contact centre and then dispatches a TM wholesale engineer or a third-party contractor. Consumer-grade repair clauses in both ecosystems can mean 24–48 hours before anyone arrives. If the farm has cold storage, ask for the written repair SLA on a business plan before signing.
